<p>Although the median home price was reportedly lower in January according to a Reuters informational source, in a yet unreleased report.</p>
<p>The overall trend of median home values shows that January&#8217;s price reduction rate was at 19.8%, while February&#8217;s was just a little lower coming in at 19.5%, according to sources.</p>
<p>Asking prices dropped by an average of 6.8% in January to an average reduction of 6.7% in February.</p>
<p>This tendency is not new to the Boise real estate market either, because it has been the trend over each of the last 12 months in a row. The February home sales numbers did not look too hot either, considering Zillow reports that an 8.7% price drop was shown over 33% of listed homes.</p>
<p>The median list price of homes fell 1.4% in February from January, to $205,000, which is down 6.8% from the median listing price in February 2009, sources said.</p>
<p>The Boise real estate statistics continue to improve with the median day on market dropping from 109 in January to 105 days in February sources reported. The greatest reduction in the median days on market category was in August which posted only a median of 90 days on market.</p>
<p>The average number of days on market for Boise real estate in February was 109, according to Zillow.</p>
<p>What this means for many property owners is that the inventory is being absorbed at predictable rates that would allow for price changes accordingly. Many Boise real estate sellers will have to use this information to plan on reducing their prices to keep pace with the market as it continues to show a slow pace this winter sales season. If this is not taken into account you may find yourself in the unfavorable situation of trying to catch up on a declining market and use up all of your equity.</p>
<p>This allows Boise real estate buyers the time to carefully consider exactly what they want and to patiently plan exactly how they are going to get a home that meets all their needs. Being in a &#8220;buyer&#8221; market is not necessarily a good thing if you are not well educated on market tendencies, and cannot capitalize on the best value when it comes along.</p>

The situation has demanded some very fast action from authorities, and they have done what they can with the markets reacting accordingly.</p>
<p>The smaller homes are selling the best in the Boise Idaho real estate market, and it is not due to anything other than buyer preference. With sales rates slowly creeping up, this winter is turning out to be a decent year, once you factor out the slower time of season it is. The first time home buyer tax credit has lifted this sector of the market dramatically and continues to spur growth. The latest round of appreciation that we experienced was due to the federal home buyer tax credit program.</p>
<p>The next strata of home prices is the tier 2 homes which are between about two hundred and four hundred thousand dollars, and they do seem to be selling at very slow rates right now. With financing getting easier to get due to the return of appreciation and consequently primary mortgage insurance, numbers should pick up soon. New homes construction is very sluggish within this area of the market with home buyers aiming at purchasing energy efficient floor plans that are smaller in size right now.</p>
<p>The Boise real estate luxury home market is the slowest due to the fact that jumbo loans have started to be reported as defaulting in higher numbers in recent weeks. With higher default rates reporting, PMI for jumbo loans will go up substantially, and this will prohibit many buyers from doing so at this time.</p>
<p>Many home buyers are going after the homes with acreages so that is causing a small surge in the Boise Idaho real estate land market, including acreages, development and building lots. With lot sales being nearly completely tied to new home construction, as one goes so go the other. The rate of sales of real estate developments has been markedly slow because real estate developers simply cannot get financing to complete their projects.</p>
<p>Just like every prior year, the Boise housing market slows dramatically during the colder times of the year, but more buyers are busy this year trying to get a home under contract before the April deadline for the tax incentives. The most dangerous influence in the market is an increase of mortgage rates, which may dampen real estate sales and prolong the recovery that all of us are eagerly waiting.</p>

			<content:encoded><![CDATA[<p>The U.S. economy grew faster than initially thought in the fourth quarter as businesses drew down inventories at a much slower pace and boosted investment, a government report showed on Friday. As goes the nation, so goes the Boise real estate market, so this news is good to local industry insiders.</p>
<p>In its second reading of fourth-quarter gross domestic product, the Commerce Department said the economy grew at a 5.9% annual rate, rather than the 5.7% pace it estimated last month. It was still the fastest pace since the third quarter of 2003. Posting an impressive 2.2% increase, the third quarter led all to date. If we go back to the 2003 number the Boise real estate market would be on solid footing.</p>
<p>In the winter period the GDP posted fore-casted growth of 5.7%, which indicates goods and services production totals, according to Reuters. With the recovery seemingly in full swing in the last few months of 2009, our nation seemed to be emerging from the most severe financial crisis since the Great Depression, but that growth has been stymied somewhat in the first quarter of 2010. Considering the housing slump and the low consumer confidence reports, businesses continued to reduce inventories to purchase needed software and equipment which all added up to a boost in fourth quarter numbers. This wan&#8217;t just a national trend either, as the Boise real estate market saw very similar changes in volume as well.</p>
<p>Demand remains low as indicated by the reduction in actual growth of 1.9% from the projected growth of 2.2%, which reduced inventories and brought some balance back. With inventory figures nearly halved, from $33.5 billion to $16.9 billion, the fourth quarter tailed off considerably. They dropped $139.2 billion in the July-September period. The change in inventories alone added 3.88 percentage points to GDP in the last quarter. Such a dramatic increase has not been seen since the final quarter of 1987. As home materials companies liquidated inventory, Boise real estate reaped some benefit from that.</p>
<p>In fact, since 1946 there not been such a dramatic shrinkage in the economy as the 2.4% drop recently. Even consumer spending projections had to be adjusted downward from 2% in January to the actual number of 1.7% increase. Although offset soon afterward, the &#8220;cash for clunkers&#8221; program drove GDP, by stimulating consumption, up by a respectable 2.8%. The disappointing news came from the consumer spending sector which added only a 1.23% GDP gain, which is low considering it is normally about 70% of GDP. The Boise real estate market has shared in the impact of the national financial crisis.</p>
<p>Businesses continued to invest in equipment and necessary software at such a rate that the commercial real estate slump was not a cause of negative number in the Gross Domestic Product in the fourth quarter. Business investment rose at a 6.5% rate, much faster than the 2.9% pace estimated last month. In the preceding three months, it had slid by about 5.9%. With an anticipated increase of 5.7% for the fourth quarter, the construction numbers were a bit of a disappointment when they came in at 5%. Posting an increase of just under 19% in the third quarter, there was quite a disparity between quarters. Contributing a .3% increase in GDP, imports and exports were significantly stronger in the fourth quarter than previously anticipated. In the Boise real estate industry, the GDP and other market factors are closely watched.</p>

			<content:encoded><![CDATA[<p>Following a trend is great. But if the trend is moving quickly, you want to know that so that you can get ahead of it. If the rate of change of the trend is going up, rising prices are going to follow quickly.</p>
<p>Momentum was the velocity multiplied by the mass of the object.  Now first what is a momentum? You must have read about the momentum in high school physics.Velocity was the rate of change.  Now. a simple way to calculate the momentum of any security price is to divide the closing price today by the closing price ten days back and then multiply it by 100! So when we talk of momentum in trading, we are talking of the rate of change of any security prices.</p>
<p>This gives you the momentum indicator. If the prices didn&#8217;t go anywhere momentum indicator will be 100. If the prices went up, the momentum indicator will be greater than 100 and the prices went down, the momentum indicator will be less than 100. Now, a trend is expected to continue if the momentum indicator is greater than 100.</p>
<p>Momentum is a leading indicator. It tells you what is likely to happen in the future not what happened in the past. Momentum trading is done with some attention to the fundamentals. When key business fundamentals like the sales or profits are accelerating at the same time the security price is going up, momentum is likely to continue.</p>
<p>However, in momentum investing, you search for stocks that have rising prices that are expected to continue for sometime. So you buy high and sell even higher within a few weeks making a decent profit. You can use that profit to do more investing. As said before, instead of investing in a security or a stock you can do momentum investing. When you are doing ordinary investing, you are waiting for its price to appreciate to give you a capital gain. This price appreciation might take from a few months to even years tying down your capital in that investing. </p>
<p>What a momentum investor is looking for is a security that is going to move big. But this move big is going to happen on a long term horizon instead of a few days. The expectation is to make money on the longer term. The thought is that if the security is starting to go up in price, it will keep going up in prices unless something dramatic happens to change. In the meantime, you can make a lot of money.</p>
<p>There are many way to do momentum investing. One is the price momentum that we have talked above. The other can be Earning Momentum. If you are a long haul investor who keeps an eye on the financial statements of different companies and you find that the quaterly earnings are going up steadily from one quater to another. What this means is that the stock price will also accelerate and follow suit.</p>

			<content:encoded><![CDATA[<p>As Boise real estate foreclosures rose in 2009, so did the number of complaints from residents seeking mortgage loan modifications. Foreclosures were up 89 percent from the previous year, but complaints about modifications leapt from a handful in 2008 to 353 in 2009, according to the attorney general&#8217;s office. These types of filed complaints made up one fifth of all complaints received by the AG&#8217;s office this year.</p>
<p>Idaho&#8217;s Attorney General has gone so far to say that the types of fraud being reported are outrageous. &#8220;Some of these operators took advantage of desperate homeowners by charging hundreds or even thousands of dollars in upfront fees, while taking no action to modify the mortgage.&#8221; In response, his office filed lawsuits against two modification and foreclosure consultants and made settlement agreements with three. This kind of criminal act leaves nearly all homeowners in the Boise real estate market without any avenue to keep their homes.</p>
<p>The Attorney Generals office even brought in a counselor to help Boise real estate owners avoid foreclosure through modifications or other foreclosure remedies. Two free consumer handbooks were published.</p>
<p>Efforts last year netted the largest amount of restitution ever recovered by the office - $7.4 million, about $12.14 for each taxpayer dollar budgeted for consumer operations, Wasden said. Topping any previous records, the AG&#8217;s office also collected $5.9 million in penalties, fines and fees for Idaho taxpayers. In 2009, the office also recovered $31 million through the tobacco master settlement agreement which was agreed upon in 1998 by the two parties. With a total net to date of $254 million, this agreement has helped Idaho tremendously.</p>
<p>Adding up the amount of money that the consumer affairs division brings in, minus the $833,000 in operations, and you have an excellent ratio for Boise real estate holders and citizens in Idaho in general. The department was very effective in the broad range of topics it worked in last year. It prosecuted and settled consumer protection cases with Eli Lilly &amp; Co., other pharmaceutical manufacturers and several businesses. Refusing to be a respecter of monopolies or price fixing criminal groups, Idaho&#8217;s Attorney General allowed no slack. They even managed to reach an agreement involving a price fixing vitamin company.</p>
<p>Regarding the No Call Law, more than 900,000 phone numbers were registered by year&#8217;s end and residents report that they&#8217;re getting fewer unwanted calls. To add to it all, the office will soon come out with an instructional DVD on how teens can avoid being trapped by online sexual predators.</p>

<p>Some people suffered directly as a result of the recession for such reasons as reduction in income with firms reducing the working hours of their staff but asking them to accept a wage cut or to work fewer hours each week</p>
<p>The less fortunate of UK citizens were thrown onto the scrap heap of redundancy</p>
<p>Not everyone suffered directly but many felt the indirect affect of the credit crunch as newspaper and television reports about the UK economy sent them into a state of virtual depression.</p>
<p>The credit crisis itself may well be over but there is no way of telling how long it will be until the economy in general and the economy of each individual will be back to the way it used to be, as it can take years rather than months for real improvements to be really experienced. Such a serious set back to the economy lasts a long time even after its official end.</p>
<p>With the recession over and a slow but sure return to economic growth returning slowly but surely, it would be wise for individuals to have a look at their financial position and consider how to better it ready for the time when everything monetary returns to complete stability and growth once again.</p>
<p>Many felt lethargic over the last three years, and did not feel like changing anything about their live with everything seeming so unsettled.</p>
<p>Those who were in a more settled position truly believed that there no financial products on the market any more.</p>
<p>The situation over the recession as regards mortgages, remortgages and homeowner loans, otherwise called secured loans was that even though underwriting became more lax these home loans were all still available.</p>
